90 DAY RULE (GREATER LONDON)

In December 2016, Airbnb introduced its 90-day lettings limit to properties in Greater London. The new policy was live in January 2017, undoubtedly impacting the short-term rental market in the capital.

Operating short term lets primarily in London we fully understand the 90 day rule and how to operate with it and within the law! 90 day rule applies to short term stays (any stays under 90 days) any stays over 90 days WOULD NOT count towards the 90 days! We have a diagram below explaining this. We target mainly longer term clients as they would not count towards this limit whilst filling the in-between gaps during these long term stays with short term stays. This way we can successfully and have been successfully running BNBs in London for 5 years! We have experience in attracting long term clients and specialise in this!

Simple answer is NO. This is not true most believe the 90 day rule is just an Airbnb rule however this is not the case. 90 day rule is a actual UK law Airbnb are just the only platform which keep track of the 90 days as they were going to get banned back in 2018 if they did not keep track of this!
